Please read these terms carefully before using our website or buying a property from AMDI.
Last updated: 6 October 2026
These Terms and Conditions (“Terms”) govern your use of the AMDI website (amdiassets.com) and any enquiry, reservation, or purchase of land or other real estate made through AMDI (“AMDI”, “we”, “us”, “our”). By using this website or dealing with us, you agree to be bound by these Terms. If you do not agree, please do not use the website or our services.
AMDI helps Nigerians, including those living abroad, to identify and acquire land and real estate investments in Nigeria. The website provides information only; a binding sale arises only when a written sale agreement is signed and the agreed payments are received as described below.
We make reasonable efforts to keep listings accurate, but information on this website (including sizes, prices, images, artist impressions, maps, layouts, and estate amenities) is for guidance only and does not form part of any contract. Images and layouts may be illustrative, and the final plot size, position, and estate layout are as stated in the Sale Agreement and the survey plan.
Prices, payment plans, and availability may change without prior notice until a plot is formally reserved in writing.
You are encouraged to inspect any Property before buying. We offer physical inspections on request through the “Call for Inspection” option. Clients living abroad may nominate a trusted representative to inspect on their behalf, and may request virtual inspection or site updates. Buyers are responsible for their own transport and accommodation costs for inspections unless we agree otherwise in writing.
AMDI will provide the title documents applicable to the Property as stated in the Sale Agreement, which may include a Deed of Assignment, survey plan, receipt, and, where applicable, assistance with registration and Governor’s consent in line with the Land Use Act and applicable State laws. Timelines for documentation depend on government agencies and are not entirely within our control.
We encourage every Buyer to conduct independent due diligence, including a search at the relevant Land Registry and the advice of their own lawyer or surveyor, before making payment.
Possession is given after full payment and the completion of the required documentation. Buyers must comply with the estate rules, approved building plans, setbacks, and development timelines communicated by AMDI and the relevant planning authority. Unauthorised structures, encroachment, or any breach of the estate rules may lead to sanctions as set out in the Sale Agreement.
Buyers abroad may transact through an authorised representative. AMDI may require a duly executed Power of Attorney, valid identification of both the Buyer and the representative, and any other documents reasonably needed to verify authority. We are entitled to rely on instructions from a verified representative until the Buyer notifies us in writing of any revocation.
We may request identification and information about the source of funds to comply with Nigerian laws on money laundering and financial crime. We may decline or cancel any transaction where we reasonably suspect fraud, illegality, or non-compliance with these checks. Fraudsters sometimes impersonate real estate companies, so always confirm payment details with us through the Official Channels before you pay.
All content on this website, including text, logos, graphics, images, layouts, and the AMDI name, belongs to AMDI or its licensors and is protected by applicable intellectual property laws. You may view and print pages for personal, non-commercial use only.
Our website may link to or use third-party services such as WhatsApp, Google, and Instagram. We do not control these services and are not responsible for their content, availability, or privacy practices.
Real estate investment carries risk, and nothing on this website is financial, investment, tax, or legal advice. Property values may rise or fall. To the fullest extent permitted by Nigerian law, AMDI is not liable for indirect or consequential loss, loss of profit, or loss arising from your reliance on general website information, from events beyond our reasonable control (such as government action, natural disasters, or changes in law), or from dealings with persons who are not authorised representatives of AMDI. Nothing in these Terms excludes liability that cannot lawfully be excluded, including for fraud or for any rights you have under applicable consumer protection law.
Neither party is liable for delay or failure to perform obligations caused by events beyond reasonable control, including acts of government, community or civil disturbance, flooding, pandemics, or changes in law. Affected timelines will be extended for a reasonable period.
Your personal data is handled in accordance with our Privacy Policy, which forms part of these Terms.
These Terms are governed by the laws of the Federal Republic of Nigeria and, where relevant, Lagos State. Parties will first try to resolve any dispute amicably through good-faith negotiation. If it is not resolved within thirty (30) days, the dispute may be referred to mediation or arbitration under the Arbitration and Mediation Act 2023, or, failing that, to the courts of competent jurisdiction in Lagos State, Nigeria, unless your Sale Agreement provides otherwise.
We may update these Terms from time to time. The updated version will be posted on this page with a new “Last updated” date. A signed Sale Agreement is not affected by later changes to these website Terms. Continued use of the website after changes means you accept the revised Terms.
